What strata owner's insurance covers
The strata corporation insures the building. Your own policy typically covers things the strata policy does not:
- Your belongings, furniture and personal items
- Improvements you made to the unit, such as flooring, cabinets and fixtures
- Your share of the strata's insurance deductible if a claim is made (loss assessment)
- Personal liability
- Additional living expenses if you cannot stay in the unit after a covered loss
For a freehold home or a bare-land strata, you insure the whole property, so the policy is called property insurance and costs more.
What affects the cost at Big White
- Size of the unit and the value of what you want covered
- Whether you live there, rent it long-term, or use short-term rentals
- Your deductible and your loss assessment coverage
- The age and type of the building, and its heating system
- Claims history and the strata's own deductible
The cost estimate on each listing page uses a simple rule based on square footage. Only a quote from a broker is a real price.
Common questions
Does my strata fee already include insurance?
The strata fee usually pays for the building's insurance. It does not cover your belongings, improvements or liability.
Do I need insurance to buy a condo?
Your lender will normally require proof of insurance before closing. Ask the brokerage early so it is ready.
What is a loss assessment?
If the strata's deductible is large after a claim, the strata can charge owners their share. Loss assessment coverage helps pay that charge.
Can I insure a unit I rent out nightly?
Many standard policies exclude short-term rental. Tell the broker how you plan to use the unit.
